Energy Performance Contracting

An Energy Performance Contract is a financial tool for implementing energy efficiency and facility system improvements, where the cost savings generated by the improvements service the debt incurred from project development and construction.

Energy Service Company (ESCO) implements the program using a design-build approach, and guarantees the financial and operational performance of the measures installed. ESCO carries the performance risk and construction cost risk of the program.

Energy Performance Contracting Models

• Shared Savings Model, ESCO contractor enters into a 5 to 10 year contract with the building owner, finances the energy upgrade and shares the resulting savings with the owner usually on a 80% 20% split.
• Guaranteed Performance Model, ESCO contractor guarantees the performance of the system owner finances the project. If project does not achieve its targets contractor takes the neces sary steps to put it right.
